What floor sanding actually involves
Floor sanding is a proper trade skill — not just running a machine across your boards and hoping for the best. I assess the condition of your floors first, identify any repairs needed, and choose the right approach for the timber species and the result you're after.
I use professional dustless sanding equipment, which makes a significant difference to the experience. You won't have clouds of fine dust settling on everything in your home — the extraction system captures it at the source. It's cleaner, safer, and produces a better surface for the finish to bond to.
Once the sanding is done, your finish is applied. I'll walk you through the options and help you pick what's right for how you live in your home.

Water-based polyurethane

A FEW HONEST THINGS WORTH KNOWING
Dustless sanding significantly reduces - but does not completely eliminate - fine dust. Some particles may still settle in the home.
Deep gouges, severe water staining around nail heads, or animal urine damage to the timber itself can be very difficult to fully remove. I'll tell you upfront what's achievable.
Filling large gaps between boards (flood filling) is generally not recommended - filler can crack as the timber moves, and can become a hazard over time.
Some older floors have been sanded multiple times. If the boards are very thin, this limits how aggressively we can sand. I'll assess this at the quote stage.
If you're not sure whether your floors can be restored - just ask. I'd rather give you an honest answer than have you invest in something that won't deliver what you're hoping for.
